HGTV’s Property Brothers Casting in Connecticut!

Are you a fan of the HGTV channel’s Property Brothers? Call it an occupational hazard, but my TV is pretty much set to HGTV 90% of the time. The show’s hosts Jonathan and Drew Scott are so familiar in our house that my youngest daughter was able to recognize them by the time she was 3-years-old and dubbed them the “house guys”.

The Property Brothers have done a few shows in our area and the time has come again. They are officially casting in Fairfield County and Westchester this winter. Applications can be filled out directly on their website by clicking here. One of the requirements is that the buyers be purchasing a Fixer Upper. The greater Danbury area has plenty of these types of properties to choose from so if you find that you’re ready to take the plunge into home buying and as a bonus, would like the Property Brothers to help you renovate and decorate your new home, I am happy to help!

Earlier this month, I was recognized by Berkshire Hathaway HomeServices | New England Properties as an agent that has performed in the Top 13% nationally. This placed my name among some of the highest producing agents in my company. It is a true honor and one that I am extremely humbled by.

I have my clients to thank for this recognition. I thank them for entrusting me with the most important investment of their lives. I thank them for referring me to anyone they knew that might be looking to rent, buy, or sell. So to all of you that helped my business grow in 2014, I thank you. I’m ready to take on 2015!

The Buzz About Inventory

What’s the word on the street about the 2014 Spring Market? It’s all about the inventory.

This time last year in Brookfield there were over 20 more Single Family homes listed than there is today. While there’s no definitive answer why, we can speculate a few things:

1) We have lived through the winter that just. Won’t. Quit. There are STILL piles of snow in my yard, no buds on the trees, few birds chirping outside, and I’m driving the kids to the bus stop in the morning, not to mention I’m STILL looking for matching gloves, hats, and zipping heavy coats. By April 5th last year (which is NEXT WEEK), I had the flower beds mulched and the deck furniture out of the shed. There’s a photo on my phone of my husband standing on the deck wearing shorts and flip-flops during a particularly warm spring day. Now? Well, see aforementioned hats, gloves, and heavy coats.

2) Sellers still aren’t confident in the economy. And, well, that makes sense since it’s been a little, uh, shaky in the last couple of years, BUT! Facts are that interest rates are rising and buyers are getting antsy. Should we rebound like everyone is anticipating (and hoping!), buyers could start to retreat. There was a time not too long ago where rates were in the double digits! Now, anything below 6% is still VERY good. There are plenty of mortgage products out there that work for buyers. People are getting pre-approved (not just pre-qualified) which means that if all the planets align, closings in 30-45 days are a strong possibility. What motivated seller wouldn’t want to see a pre-approved buyer and a quick closing appear in their offer?

3) Realtors are running out of stuff to show buyers. I’ve spent the last few weekends with three sets of (pre-approved!) buyers that have a broad spectrum of “Must-Haves” from multiple towns to multiple style homes to varying square footage. They’re simply looking for a place to settle and raise their families. While their price range isn’t very broad, being open to seeing multiple towns and not being hard set on the tough-to-find center hall colonial, I have showed these three families more than 35 homes combined in just three weeks. I have nothing left to show them.

During today’s office meeting, our manager spoke about the lack of inventory and how it’s low in so many area towns year-over-year from 2013. Her analogy was impressive. If our Real Estate business is a shoe store, our customers are coming to us looking for shoes. It’s our job to service our customers. What happens when the shelves are bare? Our customers might move on to find a new store, or they might keep wearing their old shoes, but either way, we aren’t servicing them like we ought to be. We have to go get more shoes to put on our shelves. Then it’s up to the customer to find the one that fits.

Sellers should know that the market has changed. Oh Connecticut, Are You Ready For Spring?


I woke up to 6 degrees today. Minus 5 with the wind chill. I had no desire to get out of bed.

This photo was taken by my husband on Lake Waramaug in Warren, CT. The mere beauty of the mountains, the water, the tranquility that this image brings me is why I’m able to hang on through the bitter January and February weather. This photo is May. And it’s not that far away.

So hang on, Connecticut. The “Reasons Why I Live Here” are soon to be blossoming with the forsythia bushes.

August Fun – Still more to be had!

When I was a kid, we took our family vacations to Cape Cod every August. I remember patiently waiting to go away and how July just dragged on. Then we’d go on vacation and when we got home, it was immediately time to go back to school shopping, cram in the summer reading assignments, and spend as much time as we could swimming and boating and beaching before having to head back to the routines September brought. I can’t believe how quickly this summer has been flying past. Luckily, there are still plenty of summer related fun activities scheduled over the next few weeks.

I spent the morning hanging out with a bunch of awesome kids and parents at the creative playground behind John Pettibone School in New Milford. Every Thursday this month at 10am, aKindergarten Kids playdate takes place with fun events, activities, crafts and a story for kids. I had a blast making homemade bird feeders and coloring pictures of birds and trees with my little 5-year-old friends. If you have a child starting Kindergarten in the fall, come on down and meet some other children and parents in the same boat. It’s all about easing the transition to a full academic day by seeing more and more familiar faces.
